Standard Desk Review

  • A review of an appraisal report provided by a lender / client to determine the completeness and accuracy of the
    data in the report and the reasonableness of the opinion of value in the report under review. *
  • The subject property and comparable sales are not inspected.
  • Reviewer researches legal description, census tract, improvement data, comparable sales and other pertinent
    information through in house data sources as of the date of the original appraisal.


Field Review

  • A review of an appraisal provided by a client to determine if the opinion of value in the report is reasonable.
  • Exterior viewing of the subject property and comparables from the street.
  • Photographs of the subject’s front and street and th comparable sales are included.
  • The pertinent characteristics and features of the subject property and the comparables (to include sales price
    and date of sale) are verified through all available data sources as of the date of the original appraisal.
